House Rules
Introduction
Please review the following house rules before submitting an enquiry. They are intended to ensure a comfortable, safe and respectful stay for residents, neighbours and the property owner.
The final rental conditions, rates and services applicable to each stay will be confirmed in the individual rental agreement. In the event of any discrepancy, the signed rental agreement, inventory and inspection report will take precedence over the information provided on this page.
1. Occupancy
Only the persons listed in the rental agreement may reside in the apartment.
The maximum permitted occupancy may not be exceeded. Additional residents require the landlord’s prior written approval.
The apartment may not be:
- sublet;
- transferred to another person;
- listed on a booking platform;
- used for paid accommodation;
- shared with unregistered occupants.
2. Respect for neighbours
The apartment is located in a residential environment. Residents must respect neighbours and other building users at all times.
Noise must be kept to a reasonable level, especially:
- during the evening;
- at night;
- early in the morning;
- on the terrace;
- in shared access areas.
Music, television, conversations and other noise must not disturb neighbouring properties.
3. No parties or events
Parties, receptions, events and large gatherings are not permitted without the landlord’s prior written approval.
The apartment may not be used for:
- commercial events;
- ticketed events;
- photo or film productions;
- meetings involving large groups;
- celebrations causing noise or disturbance.
4. Visitors
Reasonable daytime visitors are permitted, provided they do not cause nuisance or exceed the apartment’s safe capacity.
Overnight visitors require prior approval when they are not listed as occupants in the rental agreement.
The tenant remains fully responsible for all visitors and their conduct.
5. Smoking
Smoking is not permitted inside the apartment, the bedrooms, bathroom, storage areas or internal access areas.
Where smoking is allowed on the terrace:
- ashtrays must be used;
- cigarette ends may not be thrown from the terrace;
- doors and windows should be closed to prevent smoke entering the apartment;
- all materials must be extinguished safely.
Any cleaning, repainting or deodorising required due to smoking may be charged to the tenant.
6. Pets
Pets are only permitted with the landlord’s prior written approval.
Where a pet is accepted, the tenant remains responsible for:
- noise;
- damage;
- odours;
- additional cleaning;
- nuisance to neighbours;
- compliance with building regulations.
An additional deposit or cleaning fee may apply where legally permitted.
7. Terrace use
The private terrace may be used respectfully by registered occupants and approved visitors.
Residents must:
- avoid excessive noise;
- secure lightweight furniture during strong wind;
- keep drains clear;
- avoid hanging items over railings;
- supervise children;
- respect neighbouring privacy;
- keep the terrace clean.
Nothing may be thrown, poured or shaken from the terrace.
8. Barbecue and fire bowl
The barbecue and fire bowl may only be used responsibly and when weather and building conditions allow.
Residents must:
- never leave fire unattended;
- keep suitable extinguishing materials nearby;
- keep flames away from furniture, plants and façades;
- avoid use during strong wind or drought restrictions;
- fully extinguish fire and embers after use;
- avoid smoke nuisance;
- clean the equipment after use.
The landlord may temporarily prohibit their use for safety reasons.
9. Outdoor shower
The outdoor shower must be used responsibly.
Residents must avoid:
- excessive water consumption;
- use during freezing conditions;
- blocking drainage;
- leaving water running unattended;
- using products that may damage the terrace or drainage system.
10. Waste and recycling
Waste must be sorted according to local regulations and the instructions provided in the apartment.
Separate collection areas are provided for:
- residual waste;
- PMD packaging;
- glass;
- paper and cardboard.
Waste may not be left:
- in hallways;
- near the entrance;
- on the terrace for extended periods;
- beside public bins;
- in the garage.
Incorrectly sorted or abandoned waste-removal costs may be charged to the tenant.

11. Kitchen use
Residents must use the kitchen and appliances with reasonable care.
Please:
- use suitable cookware on the ceramic cooktop;
- clean spills promptly;
- avoid placing hot items directly on worktops;
- do not pour oil or food waste down drains;
- clean the oven and barbecue after substantial use;
- operate the dishwasher correctly;
- report appliance faults immediately.
Only the provided or suitable kitchen equipment may be used.
12. Laundry and ironing
The washing machine, tumble dryer, iron and ironing board must be used according to their instructions.
Residents must:
- check garments before washing;
- clean filters where required;
- avoid overloading machines;
- remain present when ironing;
- switch the iron off immediately after use;
- report leaks or faults without delay.
The landlord is not responsible for damaged clothing caused by incorrect use.
13. Bathroom use
To prevent moisture and water damage:
- use the ventilation provided;
- avoid leaving wet towels on furniture or floors;
- keep shower water within the shower area;
- do not flush wipes, sanitary products or other objects;
- report slow drains, leaks or seal damage promptly.
14. Heating and ventilation
The apartment must be adequately heated and ventilated.
Residents must:
- ventilate regularly;
- avoid prolonged condensation;
- not cover ventilation openings;
- not alter heating controls beyond normal use;
- not leave windows open while heating is operating for extended periods.
Damage caused by inadequate heating or ventilation may be charged to the tenant.
15. Smart-lock security
Access codes are strictly personal.
Residents may not:
- disclose codes to delivery services or unauthorised visitors;
- photograph or publish the access instructions;
- install another lock;
- interfere with the smart-lock system;
- provide permanent access to third parties.
Suspected misuse or loss of access information must be reported immediately.
16. Garage
The private garage box may only be used when included in the rental agreement.
It may be used for:
- parking an authorised vehicle;
limited storage approved by the landlord. - It may not be used for:
- hazardous materials;
- fuel storage;
- illegal goods;
- commercial activities;
- overnight accommodation;
- charging equipment not approved for the installation;
- obstructing neighbouring garages or the public road.
The garage must be locked after use.
17. Damage and maintenance
Any damage, leak, malfunction or safety issue must be reported immediately.
Residents may not arrange repairs themselves without prior approval, except where immediate action is necessary to prevent serious injury or further property damage.
The tenant is responsible for damage caused by:
- misuse;
- negligence;
- visitors;
- unauthorised occupants;
- failure to report a problem promptly.
Normal wear and tear remains the landlord’s responsibility.
18. Alterations
Residents may not make alterations without written approval.
This includes:
- drilling holes;
painting; - attaching permanent fittings;
changing locks; - installing satellite dishes;
- modifying electrical or plumbing systems;
- moving fixed furniture;
- installing heavy equipment.
Removable decorative items must not damage walls, floors or furniture.
19. Cleaning and care
Residents are expected to keep the apartment clean and hygienic throughout the stay.
This includes:
- cleaning kitchen surfaces;
- disposing of waste regularly;
- preventing mould;
- keeping sanitary facilities clean;
- avoiding food or drink stains;
- using appropriate cleaning products.
Optional housekeeping does not remove the resident’s responsibility for everyday care.
20. Emergencies
In an emergency involving fire, gas, serious water leakage, burglary or immediate danger:
- contact the relevant emergency service;
- leave the apartment when necessary;
- inform the landlord or property manager as soon as safely possible.
Emergency numbers and property contact details should be kept accessible.
